Project Home Builder - Greater Sydney Region

Project Description: Single dwelling housing and medium density residential development.
Role: Consulting Planner.
Tasks:

• Advise on project documentation and coordination of a major project home builder’s design team (eg designer, surveyor, engineer, stormwater and landscape architect).
• Identify any other sub-consultants that may be required on a case-by-case basis; engage, brief and manage sub-consultants (eg bushfire, heritage, acoustic, vegetation, geotechnical).
• Prepare Statements of Environmental Effect in various local government areas including Baulkham Hills, Hornsby, Manly, Pittwater, Ku-ring-gai, Lane Cove, Hurstville, Warringah, Lake Macquarie, Gosford, Cessnock and Wollongong.
• Liaise with local authorities as required during the assessment period.
• Liaise direct with clients on pertinent matters eg sub-division, bushfire, heritage, removal of trees etc. General planning advice.

Shale & Clay Extraction Facility, Badgerys Creek

Project Description: Clay/shale extraction with materials recycling facility and landfill.
Project Value: $12 million.
Role: Project Manager (appointed after the first DA by the Client failed).
Tasks:

• Engage, brief and manage the design team including: - Vegetation/landscaping consultant – issues include remnant Cumberland Plain Forest. Flora and fauna – 7-Part test.
• Bushfire, Planning, Traffic
• Geotech for resource evaluation and groundwater (issue: salinity and proximity to Badgerys Creek.
• Soil and water management.
• Acoustic, air and dust control.
• Prepare, lodge and negotiate the development application (Liverpool) under Part 3a of the EPA Act. Integrated development – NSW Department of Planning, Rural Fire Service, Department of Environment and Climate Change, EPA, RTA.

Medium Density Development, Baulkham Hills

Project Description: 12 x Medium density residential + Heritage restoration.
Role: Project Manager and Planner.
Project Value: $6 million.
Tasks:

• Source the property and negotiate for acquisition from NSW State Government.
• Engage, brief and manage the design team including architect, structural engineer, landscape architect, stormwater engineer, heritage consultant.
• Manage archaeological investigations.
• Prepare the development application (Baulkham Hills) including Heritage SEE.
• Prepare BOQ and contract documents for construction.
• Construction contract administration.
• Engage, brief and manage real estate agents and marketing.

The Project included the restoration of a heritage-listed cottage and its sensitive incorporation into the overall development, including the building’s curtilage.

High Density Retail Development Baulkham Hills

Project Description: Multi unit residential + retail.
Role: Client’s agent and Project Manager.
Project Value: $50 million. Source the property and negotiate for acquisition.

•  Engage, brief and manage the design team including architect, Structural engineer, Landscape architect, Traffic engineer.
• Prepare the development application (Baulkham Hills) including Site Specific SEE as a Major Project – Target Site.
•  Negotiations with Foreign Investment Review Board and Department of Immigration.

Acted as the client’s representative to source the property, prepare the design and DA while the Client resided in Shanghai throughout the entire project duration. Project commenced prior to Council developing and implementing their high density development strategy and was seen as ‘the breakthrough project’ for this area. Worked very closely with Council strategic planners and Counsellors to set a benchmark for this type of previously unknown development in Baulkham Hills Shire.
The project was abandoned prior to lodgement of DA when client passed away unexpectedly.

Glebe Boarding Houses

Project Description: Conversion of redundant Dept of Housing stock to 2 x new Class 1B Boarding Houses.
Role: Project Manager and Consulting Planner.
Tasks:

• Identify relevant issues, brief and manage the sub-consultant team.
• Advise on relevant heritage issues.
• Advise on potential BCA non-compliance issues.
• Advise on disabled access requirements.
• Advise on construction related issues.
• Liaise with client's legal and financial advisors.
• Prepare Development Application including Statement of Environmental Effect.
• Liaise with Sydney City Council planning and building compliance officers as required during the assessment period.

Occupation and use of a vacant shop as a Max Brenner Chocolate Cafe.

Project Description: Conversion of redundant Dept of Housing stock to 2 x new Class 1B Boarding Houses.
Role: Project Manager and Consulting Planner.
Tasks:

• Strata sub-division of the existing commercial space for use of the lower section as Max Brenner tenancy and the upper mezzanine floor as a separate commercial tenancy.
• Identify relevant issues, brief and manage the sub-consultant team.
• Structural engineering design of suspended concrete mezzanine floor.
• Advise on relevant heritage issues.
• Advise on BCA and fire safety compliance issues.
• Advise on disabled access requirements.
• Advise on construction related issues.

Light Industrial Development Dural

Project Description: Light industrial development consisting of 41 x units.
Role: Project Manager Project Value: $23.5 million.
Tasks:

• Source the property and negotiate for acquisition.
• Prepare feasibility analysis.
• Source project funding including mezzanine finance.
• Engage, brief and manage the design team.
• Prepare and manage the development application (Hornsby) including SEE. Integrated development – Rural Fire Service, Department of Natural Resources, Fisheries, RTA.
• Engage, brief and manage planning consultants and legal team for L & E court appeal in respect of RTA/Council consent conditions for road widening and s.94 contributions.
• Evaluate construction tenders, appoint builder, contract obligations, act as the client’s representative during the construction period.
• Engage, brief and manage real estate agents and marketing.

Rural Residential Somersby

Project Description: Rural dwelling, tennis court, pool, outbuildings, landscaping.
Role: Town Planner and Contract administration.
Project Value: $6 million.
Tasks:

• Engage, brief and manage the design team including: - Architect. - Structural engineer. - Stormwater and hydraulic consultant for bore water and rainwater storage (120,000 litres). - Landscape architect. - Interior designer.
• Prepare the development application (Gosford) including SEE. Integrated development – Rural Fire Service.
• Prepare BOQ and contract documents for construction.
• Contract administration.

Rural Residential Arcadia

Project Description: Rural dwelling, stable complex, pool, outbuildings, landscaping.
Role: Town Planner and Contract administration.
Project Value: $4.5 million.
Tasks:

• Engage, brief and manage the design team including: - Architect – house and stables. - Structural engineer – house and stables. - Stormwater and hydraulic consultant for rainwater storage (120,000 litres). - Arborist/vegetation – sensitive bushland environment. - Landscape architect. - Interior designer.

Adolescent Retreat East Kurrajong

Project Description: Children’s wilderness retreat for the Marist Brothers.
Role: Consulting Planner.
Tasks:

• Evaluate property options in the region.
• Advise on bushfire and flood issues.
• Act as consulting planner to liaise with local Authorities on various planning issues.
• Advise on bushfire and flood issues.
• Engage, brief and supervise civil works sub-contractor to create 2-wheel drive access.

Childcare Centre Dural

Project Description: Childcare centre licensed for 58 places.
Role: Project Manager
Project Value: $1.5 million.
Tasks:

• Prepare feasibility analysis.
• Source project funding including mezzanine finance.
• Engage, brief and manage the design team.
• Prepare the development application (Hornsby) including SEE. Integrated development – Department of Community Services, Rural Fire Service, Department of Natural Resources.
• Evaluate construction tenders, appoint builder, contract obligations, act as the client’s representative during the construction period.
• Assist operator in set up of building including ongoing liaison with Department of Community Services for licensing.

Community Housing Project

Project Description: Community housing project with sustainable design and construction.
Role: Project Manager.
Description: A joint venture between the University of Western Sydney, Community Housing group Dwelling Place, and sustainability group EarthCare. The project entailed the design and construction of a new building on the University campus that could illustrate environmentally sustainable principles in a building that could be then applied to community housing projects.
The construction techniques used included:

• Passive solar design.
• Thermal heat sink principles.
• Locally sourced building materials eg rammed earth, mud brick, rendered straw bale, and recycled/plantation grown timbers. 

The use of untrained volunteers (ie persons without a building trade background) in the construction process was a key component of the project. Acted as the project manager during the concept, design, fund-raising, sponsorship and final construction stage including the motivation and management of the ‘volunteer’ workforce.

Rural Sub-division, Dural

Project Description: 20 acre rural sub-division.
Role: Project Manager
Project Value: $3.5 million.
Tasks:

• Source the property and negotiate for acquisition.

Mosman House

Project Description: Water view dwelling and pool.
Role: Client’s agent and Contract administration.
Project Value: $5 million.
Tasks:

• Source the property and negotiate for acquisition.
• Engage, brief and manage the design team including: - Architect. - Structural engineer. - Landscape architect.
• Prepare the development application (Mosman) including SEE.
• Negotiations with Foreign Investment Review Board.
• Prepare BOQ and contract documents for construction.
• Construction contract administration. Acted as the client’s representative to source, design and construct the project while the Client resided in Singapore throughout the entire project duration.

Hunters Hill House

Project Description: Waterfront dwelling and pool.
Role: Client’s agent, Planner and Contract administration.
Project Value: $5 million.
Tasks:

• Source the property and negotiate for acquisition.
•  Engage, brief and manage the design team including: - Architect. - Structural engineer. - Landscape architect.
• Prepare the development application (Hunters Hill) including SEE.
• Negotiations with Foreign Investment Review Board.
• Prepare BOQ and contract documents for construction.
• Construction contract administration. Acted as the client’s representative to design and construct the project while the Client resided in Macau throughout the entire project duration.
